The Secure Awaab's Law Reporting Tool for Social Housing.
What is Awaab's Law? Since 27 October 2025, Phase 1 has required social landlords in England to act to fixed timescales for significant damp and mould hazards and emergency hazards. For a significant damp and mould hazard, the investigation is due within 10 working days; the written summary is due within 3 working days of the investigation ending; and relevant safety work is due within 5 working days of that investigation. Emergency hazards must be investigated and made safe as soon as reasonably practicable and within 24 hours. DampApp Pro™ helps create a structured inspection record; it does not determine a hazard category or guarantee legal compliance. Read the current GOV.UK guidance.
Are you the housing association, not the surveyor?
DampApp Pro is built for the person carrying out the inspection. If instead you're the housing association or council itself — running Awaab's Law compliance across an entire stock, with statutory clocks, work orders, a central management portal and case-management integration (NEC, Civica, MRI, Aareon and more) rather than one report at a time — that's a different job, and it's what our sister platform HousingSurvey Pro is built for.
See HousingSurvey Pro for housing associations & councils →Compliance Timelines:
Awaab's Law Phase 1 applies to social landlords in England, not every UK landlord or every tenure. It sets fixed timeframes for significant damp and mould hazards and emergency hazards. DampApp Pro™ is a field-reporting tool that helps inspectors capture observations, measurements and photographs, then produce a structured report for the landlord's own triage, communication and repair processes. The responsible landlord and surveyor must apply the law and professional judgement.
What a clear inspection record should show
A housing-management system may already manage casework well. A field inspection record is most useful when it makes the evidence, limitations and hand-off clear:
- Chronology: when a report was created, what was inspected and what still needs to happen.
- Evidence and limits: observations, photographs and readings alongside any areas not inspected. Psychrometrics and moisture meters are supporting evidence, not standalone diagnoses.
- Clear hand-off: a reviewable PDF that the responsible team can use alongside its case-management and repair processes.
DampApp Pro helps digitise the field record and generate a PDF on the device. Review the completed report before issuing it and retain it within the landlord's own compliance process.
DampApp Pro Compliance Framework
Secure Timeline Logs
The platform organizes chronological logs on-device. When an inspector completes a survey, the observations and photos are compiled into a timestamped, professional PDF record.
Rapid Hazard Logging
Configurable fields help inspectors record mould, condensation and building observations on site. The inspector decides what is present and what should be escalated.
Psychrometric Evidence Logs
The app calculates psychrometric values from the readings entered. They can inform an investigation of condensation risk but do not prove a cause or a ventilation-system failure.
PDF Audits for Tenant Hand-Off
Export a report on-device for review and use in the landlord's communication process. The landlord remains responsible for the required written summary and any statutory notices.
Designed for Asset Managers & Social Housing Teams
When managing hundreds or thousands of municipal assets, standardizing inspections across multiple in-house surveyors and external contractors is extremely difficult.
DampApp Pro generates clean, highly professional, standardized PDF inspection reports. If an inspector finds condensation or a structural failure, the software compiles a consistent, clear, and easy-to-read document for asset managers.
View an illustrative damp-report layout
Review an illustrative damp and timber report layout generated by DampApp Pro™. It shows how observations, readings, photos and limitations can be presented; it is not a statutory form, a Housing Ombudsman template or a compliance certificate.
In-App Subscriptions: Standard licenses are available directly inside the app for immediate mobile surveying.
Enterprise & Public Sector: Councils, housing associations, and corporate surveying practices can secure negotiated B2B licensing. We facilitate private distribution deployments via Apple Business Manager and Managed Google Play, and provide hands-on setup support to configure your reporting and asset tagging layout preferences.

Frequently asked questions
What are the timescales under Awaab's Law?▾
For the social rented sector in England, Phase 1 has applied since 27 October 2025. When a significant damp and mould hazard is identified, the landlord must investigate within 10 working days, provide a written summary within 3 working days of the investigation ending, and complete relevant safety work within 5 working days of that investigation. Emergency hazards must be investigated and made safe as soon as reasonably practicable and within 24 hours. Check the current regulations and guidance for scope, exceptions and later phases.
How does the app help document the cause of damp?▾
The app records psychrometric readings, moisture-meter results, photographs and observations in one report. Those records can support the surveyor's investigation of possible moisture mechanisms, but a reading or calculation alone does not diagnose the cause of dampness.
Does it support integration with council systems?▾
DampApp Pro supports report and data exports. If you need an integration or a managed deployment, contact us to confirm the available options for your system before relying on it in a procurement decision.
Can we white-label the PDF reports?▾
The report includes editable business and surveyor details. Check the current plan and app settings for the branding options available to your account.
